Tight conveyancing deadlines require a lawyer with a cool head

Buying and selling property at the best of times is a very stressful procedure. It is made worse when deadlines are imposed.

Kyri recently acted on a recent purchase where his clients had jumped into a chain of transactions replacing a buyer who had dropped out. The transaction was progressed and near to exchange of contracts when the original buyer pulled out. Consequently his clients had to act quickly as mortgage offers were due to expire and the chain would collapse if they did not sell their property and complete on the purchase.

Understandably, the clients were under extreme pressure to complete and he reassured them that the deadline was achievable. At all times he remained approachable and calmed their nerves whenever speaking or writing to them.

The clients were receiving a great deal of pressure from various parties in the chain, all eager to make sure the chain did not fall apart as everyone would incur unnecessary costs with no end result. Kyri took the pressure off the clients and told them that he would communicate with everyone.

The estate agents rang or emailed Kyri on a daily basis putting pressure to exchange, however Kyri was awaiting the local authority search result. He assured them that it would be received on time. In reply, he was told by the agents that the local authority was taking too long to provide their search results as they had a back log. If he did not pursue other options, they said the transaction would collapse. The other options available would have been at a substantial cost to his clients and in his opinion, unnecessary.  He therefore advised my clients to remain calm and wait for our search results. He explained to them that our provider was reliable and even if late, we would meet the deadline.

Everything was prepared in advance and all paperwork was signed by his clients in readiness. The searches arrived earlier than expected, he reported to the clients on the remaining search result and completed the transaction within the deadline. The clients were delighted that the move went ahead and with the support and advice Kyri had provided to them.
